What this page covers

These terms cover use of this website and the way we quote and carry out work. They are written to be readable rather than impressive.

Quotes and estimates

Anything we give you by phone, text or email is a rough estimate based on your description. The firm, all-in price is confirmed in person once we see the actual load, and nothing is loaded until you approve that number.

On-site estimates are free and carry no obligation. If the number does not work for you, we shake hands and leave.

Scheduling

We schedule time windows, not exact minutes. Traffic, dump queues and the job before yours all move. We will tell you if we are running late.

If you need to cancel or move a job, call or text as early as you can so we can give the slot to someone else.

What we can and cannot take

We handle household junk, furniture and appliances, garage and estate cleanouts, demolition and construction debris, yard and green waste, and commercial property work.

We cannot take hazardous material — wet paint, solvents, asbestos, propane tanks, medical waste or similar. If something turns out to be hazardous once we arrive, we will leave it and tell you who can take it.

Your property

Please point out anything fragile, anything you want kept, and any access issues before we start. We work carefully, but we cannot be responsible for pre-existing damage, or for items you asked us to remove that later turn out to have mattered.

For cleanouts we set aside anything you flag to keep and check with you before removing anything that looks valuable.

Payment

Payment is due when the job is finished unless we have agreed otherwise in writing. Commercial and property management clients can arrange PO numbers and terms in advance.

Licensing and insurance

We are licensed and insured. Certificates of insurance are available on request, including COIs naming your entity for property management work.
